Working on behalf of others
MASTERPLANNING:
Develop a wholistic long-term vision for a site and it's potential, particularly for large-scale facilities.
SCHEMATIC DESIGN:
Sketch options testing ideas to develop a shared vision for how to develop a site, the layout for buildings, what this could look like, and early indications on likely costs.
DESIGN DEVELOPMENT:
More detailed drawings and selections of materials, room-by-room briefing to coordinate requirements. Working with authorities to consider necessary approvals, and a consultant team to consider structural and services engineering, with a corresponding update on likely costs.
DOCUMENTATION:
Technical drawings, specifications and schedules to describe in detail the design for formal approvals, invite tenders, and use for construction.
TENDERING:
Help decide on the preferred tender process and select to a builder suitable for the project. Provide documentation for builders to tender. Assess the tenders with a cost planner and negotiate.
CONTRACT ADMINISTRATION (CONSTRUCTION STAGE):
Administer a building contract on behalf of the client, between the client and the builder. Systematically monitor progress during construction, establish compliance with the contract documentation, and track costs in context with the budget. Convene project coodination, including with a consultant team. Act as assessor, valuer and certifier in accordance with the building contract, acting fairly & impartially.
POST OCCUPANCY:
Assess final contract accounting, monitor attendance to defects by the builder. Provide advice regarding maintenance and help facilitate training on how to use new machinery & equipment.
LOCAL ARCHITECT IN ALBURY-WODONGA & BEYOND:

DESIGN & DOCUMENTATION SUPPORT:
I can independantly and comprehensively review technical drawings, specifications and schedules on behalf of others to help identify errors and coordination issues.
CONTRACT ADMINISTRATION:
Highly experienced using the ABIC-MW 2018 building contract on behalf of other architects for their projects in this region, especially for school projects. From reviewing tender documentation through to practical completion and beyond.
