Commercial Builders' Office, South Albury
adaptive re-use

THE BRIEF:
Adapt an existing steel fabricator's workshop into a commercial builder's office including spaces to work, meet & coordinate, with large areas of internal & external storage.
ROLE:
Developed several options for how to arrange a reception area, boardroom, offices, shared facilities and internal storage within the shell of the existing building. Discussed, evolved and refined the layout to balance the public & private areas, quiet & noisy spaces, and functional circulation.
CHALLENGES & INNOVATIONS:

Converting a light industrial building into spaces for a modern and functional office & builder's yard.

Maintaining and enhancing the existing shell and external character of the building.

Working within the limitations of the existing structure to fit the new spaces and circulation.



Car Showroom, Wodonga
alterations & additions

THE BRIEF:
Convert part of an existing car showroom for a separate brand.
ROLE:
Rethink a previously completed concept design to consider various requests from the local dealership including adding customer-interface offices, working with the brand standards, and adapting parts of the existing building.
CHALLENGES & INNOVATIONS:

Balancing how the external appearance of the building presents for separate brands.

Adapting brand standards developed for new buildings to suit part of an existing building.

Working with a commercial builder to consider buildability and cost efficiencies.



Eldorado House

THE BRIEF:
Design a small house on a large rural property for two people using straw-bale construction and various building elements collected by the client including large steel beams and windows.
ROLE:
Developed a concept house design that proposed straw-bale construction for the main external walls, and the main structural framing using the existing large steel beams
CHALLENGES & INNOVATIONS:
-
Making a small building feel larger by fanning out the spaces towards the views to the north.
-
Plastered straw-bale walls with large window-seat cutouts directing views and maintaining thermal mass.
-
Arranging the existing collection of windows into a new north-facing curtain wall.



Beechworth house 1
alterations & additions

THE BRIEF:
Improve an existing house by upgrading the living spaces & bathrooms, making better use of the outdoor areas, adding separate guest space, and replacing the roof.
ROLE:
Altered the layout to fit a new bathroom & ensuite amongst the bedrooms, replaced the kitchen with more functional storage, integrated a new rear covered deck area between the main house and a new separate guest building, and stepped the sloping backyard to make it more accessable.
CHALLENGES & INNOVATIONS:
-
Improved the overall circulation and links between the kitchen & dining areas with an added rear covered deck.

Rearranged the kitchen & dining spaces to better separate from the lounge area so they can be either closed off or open into a a larger combined area.
-
Separate guest room building on the higher side of the sloping site with central raised courtyard, maintaining the north aspect for the main house.



Food Delivery Outlet, Wodonga
Commercial Fit-out

THE BRIEF:
New fit-out for a food delivery outlet in a shopping centre including commercial kitchen, points of sale, and indoor / outdoor seating areas.
ROLE:
Designed the commercial kitchen using specialist pizza-making appliances & equipment, with a small customer interface for walk-ins and occasional dining-in.
CHALLENGES & INNOVATIONS:
-
Understanding the sequence from order to delivery to make the layout work efficiently.
-
Fitting lots of equipment into a small space without being too crowded, carefully considering circulation.
-
Using elements from an existing food outlet for consistency and branding.
-
Staff safety at the customer interface managed with controlled access and lines of sight.



Beechworth House 2
alterations & additions

THE BRIEF:
Add more spaces to a small house on a large property including bedrooms, bathrooms & living areas, whilst keeping the integrity of the existing cord-wood & stone building and established gardens.
ROLE:
Proposed the most suitable ways to extend the existing house without compromising the existing building, and divided the work into stages to suit the available budget and occupying the property during construction. Redesigned the kitchen to be more functional and add storage.
CHALLENGES & INNOVATIONS:
-
Making strategic opening points though the existing cord-wood wall, and leaving the existing stone walls, timber elements, and stained-glass windows to maintain character of the existing house.

Rearranged the laundry & bathroom layout to improved access and integrate a raised bath.
-
Separate new bedroom extension keeping the private spaces quiet and with north-facing aspect.
-
Separate living area extension forming new covered main entry, a small courtyard for the mainbedroom, and a lounge area that links with the existing pergola area.
